RISK WARNING - CAPITAL AT RISK
Don't invest unless you're prepared to lose some or all of the money you invest. Property SPV share investments are high risk and illiquid. You may not get back what you invest, and returns are not guaranteed.
1. Property value risk - property prices can fall.
2. Rental income risk - voids, arrears, regulation and costs can reduce income.
3. Illiquidity - you may not be able to sell your SPV shares; there may be no market/buyer and exit fees may apply.
4. Leverage/mortgage risk - lenders typically rank ahead of shareholders and can enforce security.
5. Cost inflation - repairs, compliance works, insurance, utilities, and interest rates may rise.
6. Forecasting risk - projections are not guarantees; outcomes can differ materially.
7. Platform/operational risk - service provider failure, delays, and operational issues can affect timelines and performance.
8. EMI safeguarding is not FSCS investment protection - safeguarding helps protect relevant customer funds held with the EMI, but it is not the same as FSCS protection for investment losses and can involve delay or risk in insolvency scenarios.
